A real estate chatbot for Dubai and UAE brokerages. Buyers answered at midnight, viewings booked by morning.

Buyers, tenants and investors message your brokerage at night, in Arabic, English, Russian, Hindi or Chinese, about a listing they saw an hour ago. Aivastark answers them from your own listing pages, brochures and payment plans, books the viewing in your agent's calendar and scores the lead before your team is in.

What is a real estate chatbot?

A real estate chatbot answers buyers' and tenants' questions about your listings, fees and process from your own content, at any hour, and turns the serious ones into leads. What buyers, tenants and investors ask after hours

Most messages to a UAE brokerage are the same handful of questions about a listing, asked at night and in many languages. The agent answers them from your own listing pages and documents and books the viewing; anything that needs an agent's judgement goes to your team.

  • Is the 2-bed in JVC still available?

Answered from the listing pages on your website; refresh them once a day on Starter or re-crawl on a schedule on Growth.

  • What's the service charge?

Service charges, maintenance fees and what they cover, quoted from your listing pages and building fact sheets.

  • Is there a payment plan?

Down payment, instalments and handover dates from the developer brochures and payment-plan PDFs you upload.

  • Can I view it on Saturday?

Free slots from your agents' Google Calendar or Cal.com, booked in the chat (Starter).

  • Can you answer me in Russian?

Listings

Answers about your listings, fees and payment plans

Point the agent at your website and it reads your listing pages, area guides and fee pages, plus the brochures, fact sheets and payment-plan sheets you upload. It answers price, service-charge, size and handover questions from what you wrote, in the buyer's language. There is no portal feed, so your own listing pages are the source to keep current.

  • Your listing pages

    All plans

Crawled from your website: 25 pages per source on Free, 100 on Starter, 300 on Growth.

  • Brochures and payment plans

    All plans

PDF, Word (DOCX), TXT or Markdown: payment schedules, service-charge sheets, building fact sheets.

  • Refresh on demand

    Starter+

Re-crawl a listing source once a day when a unit sells or a price changes.

  • Scheduled re-crawl

    Growth+

Daily, weekly or monthly, so a sold unit stops being offered after the next crawl.

  • Live listing lookups

    Starter+

Your own API (GET endpoints) or MCP server, for availability straight from your system.

Service charge, from the fact sheet

Example
  • What's the service charge on the 1-bed in Business Bay?

  • AED 17 per sq ft a year, so about AED 13,600 for the 800 sq ft unit, covering security, the gym and the pool.

  • هل يشمل ذلك رسوم التبريد؟

  • لا، رسوم التبريد تُدفع بشكل منفصل لمزوّد التبريد حسب الاستهلاك.

Answered from an uploaded building fact sheet; the listing is fictional.
Languages

Arabic, English, Russian or Hindi: the reply follows the buyer

A Dubai brokerage hears from local buyers, expatriate tenants and overseas investors, each in their own language. The agent replies in the language and script of each buyer's latest message, across 80+ languages, and Arabic in the website widget reads right to left. You can limit replies to the languages your agents can follow up in.

  • 80+ languages

    All plans

Russian, Hindi, Chinese, French and more, read from each message.

  • Arabic right to left

    All plans

Each Arabic paragraph in the website widget aligns right; English stays left.

  • Arabic questions, English listings

    All plans

Arabic-script questions are translated before the search, so English listing pages still answer them.

  • Reply languages you choose

    All plans

Up to eight, such as Arabic, English and Russian; anything else gets your primary language.

Viewings and leads

Books the viewing, then scores and routes the lead

When a buyer asks to see a unit, the agent checks your agent's Google Calendar or Cal.com, offers the free times and books the one they pick. Every enquiry is tagged with what the buyer revealed, such as a budget or a timeline, scored from 0 to 100 with the reasons, and routed by your rules to the right agent. Your lead form can ask buying or renting, a budget band and the community.

  • Viewing booking

    Starter+

Google Calendar or Cal.com: free slots offered, the chosen one booked, rescheduled or cancelled in the same chat.

  • Lead form with your fields

    All plans

Buying or renting, budget band, community: text, phone or a choice list.

  • Score, band and reasons

    All plans

0 to 100, hot from 65 and warm from 35, every point explained.

  • Routing rules

    All plans

Assign to an agent, set a follow-up reminder and choose who is notified.

  • Webhook and HubSpot

    Solo+

Each lead sent to your endpoint or HubSpot as it is captured.

WhatsApp

On the WhatsApp number printed on your listings

Buyers who message your WhatsApp number from a listing, or tap a click-to-WhatsApp ad, reach the same agent. From an ad it sees the headline and text, so “is this still available?” means that unit. Your agents can keep the WhatsApp Business app, and a reply from the phone takes the chat over. A request for a person, in Arabic or English, sends the buyer to your team.

  • WhatsApp, Instagram and Messenger

    Starter+

Meta's official platform, with your WhatsApp Business app kept on the phone.

  • Listing ad context

    Starter+

A click-to-WhatsApp ad's headline and text reach the agent, for 72 hours of that chat.

  • Voice notes from buyers

    Starter+

Transcribed and answered in text; set Voice messages to Arabic if most notes are Arabic.

  • Handoff to your agent

    Solo+

“حولني لموظف” or “can I talk to someone?” passes the chat to your team with the thread.

From the listing to a person

Example

How it works

Live for your brokerage in four steps

  1. 1

    Add your listings and documents

Your website's listing and area pages, then brochures, payment plans and service-charge sheets, in English, Arabic or both.

  2. 2

    Connect calendars and WhatsApp

Each agent's Google Calendar or Cal.com for viewings, and the WhatsApp number on your listings, from Starter.

  3. 3

Write your lead questions and routing

Buying or renting, budget band and community in the lead form, rules that send hot leads to the right agent, and HubSpot or a webhook (Solo).

  4. 4

    Message it like a buyer

Ask about a listing in Arabic, English and Russian, book a test viewing, and check the score and who the lead went to.

Know before you start

What it doesn't do

A brokerage needs to know what the agent won't do before a buyer finds out. These are the edges.

  • No portal feed

Property Finder, Bayut and Dubizzle listings aren't imported; the agent reads your own website and the files you upload.

  • No real-estate CRM integration

Leads go to HubSpot or your own webhook endpoint; the webhook isn't signed, so put a secret token in its URL.

  • Add your own advice rules

Nothing rules out a general answer on yields or future prices by default; add a rule against investment advice to its instructions.

  • No calls or SMS

It answers messages on your website, WhatsApp, Instagram, Messenger, Telegram and email; it doesn't phone or text leads.

  • Data is stored in Tokyo

Buyer conversations are kept in AWS's Tokyo region, not in the UAE.

FAQ

Questions about real estate chatbot

What is the best real estate chatbot in Dubai?

One that answers from your own listings in the languages your buyers write in, books viewings and tells your agents who to call first. For a Dubai brokerage that means Arabic, English and the other languages investors use, WhatsApp, viewing booking and lead scoring, and Aivastark covers all four. If you need listings pulled in automatically from a portal, it doesn't do that; it reads your own website.

Can the chatbot answer buyers in Russian, Hindi or Chinese?

Yes. The agent handles 80+ languages and replies in the language each buyer writes in, so a question in Russian gets an answer in Russian. It is guided behaviour rather than a hard rule, so test it in the languages your buyers use. You can limit replies to up to eight languages your agents can follow up in.

Does it pull listings from Property Finder or Bayut?

No. There is no portal feed. The agent answers from the listing pages on your own website and the documents you upload, and you can refresh a source once a day on Starter or re-crawl it on a schedule on Growth. Buyers who message your WhatsApp number from a portal listing are answered like anyone else.

Can it quote service charges and payment plans?

Yes, from what you give it. Upload the payment-plan sheets, brochures and service-charge figures for each project, or publish them on your listing pages, and the agent quotes them as written, in dirhams if that's how you wrote them. Where your content is silent it can fall back to general knowledge, so add the figures buyers ask about most.

Can it book viewings on WhatsApp?

Yes, from Starter. Connect each agent's Google Calendar or Cal.com and the agent offers free times in the WhatsApp chat, books the one the buyer picks, and can reschedule or cancel it later in the same chat. With Calendly it sends a one-time booking link instead.

Does it work for property management and rentals?

Yes. It answers tenants' questions about cheques, deposits, Ejari and move-in from your policies, captures rental enquiries as leads, and from Starter opens tickets with your own categories, such as maintenance. It is not an emergency line and doesn't dispatch anyone, so put your emergency number in the knowledge base.

Is buyer data kept in the UAE?

No. Conversations and lead details are stored in AWS's Tokyo region, isolated per organisation. Aivastark doesn't train or fine-tune AI models on them, a GDPR Data Processing Agreement comes with every plan, and Aivastark holds no compliance certification. This isn't legal advice; check your own obligations before you go live.
