Is Aivastark Fair Housing-compliant?
Aivastark is scoped to support compliance with the Fair Housing Act. It is system-prompted to never ask about protected classes (race, color, religion, sex, national origin, familial status, disability) and to never steer buyers toward or away from neighborhoods based on those characteristics. The agent only collects facts your team legitimately needs: property of interest, budget, timeline, financing status, agent relationship, and preferred showing times. Your brokerage remains responsible for overall compliance; a quick review by your designated REALTOR® or counsel is recommended before launch.
Does it integrate with Follow Up Boss, kvCORE, BoomTown, or Real Geeks?
Yes · via webhook. When the agent captures a qualified lead (with showing preferences, financing status, contact info, listing of interest), it POSTs a structured payload to your CRM. Most teams have leads flowing into Follow Up Boss, kvCORE, BoomTown, Real Geeks, or LionDesk within an hour using Zapier or the direct webhook endpoint. Native integrations for the top platforms are on the roadmap.
Can it book showings through ShowingTime or Showings.com?
The agent captures the showing request (which property, preferred times, contact info, party size, financing status) and sends it via webhook to your scheduling tool. ShowingTime and Showings.com accept inbound JSON via integration platforms; most teams pipe the request through a Zapier zap or webhook adapter so a showing slot is requested in seconds. Direct ShowingTime API integration is on the roadmap.
Does the agent pull listings from MLS, Zillow, or my IDX feed?
It reads from your brokerage website, which typically displays your active IDX feed. The agent indexes the listing pages you have access to publish · your IDX, your team's site, or your custom listings. We do not scrape competitors' MLS data or violate MLS licensing terms; the agent only answers questions about listings your brokerage has the right to display.
Does it give legal advice on contracts or disclosures?
No. The agent is scoped to information-gathering, listing Q&A, and showing scheduling. It declines to interpret contract clauses, advise on disclosures, estimate closing costs definitively, or replace a licensed real estate professional. Every conversation reinforces that contract questions go to your licensed agent.
How does it qualify leads without being intrusive?
It gathers what matters in two or three natural-language exchanges: which property they're interested in, their timeline (now, 30/60/90 days, exploring), whether they're pre-approved or paying cash, and whether they're already working with an agent. It never demands info · if a visitor only wants the listing's status, that's all the agent asks for. Qualified leads are flagged in your CRM; just-browsing visitors get their answer and aren't pushed.
How does it handle rentals and property management?
Same agent, scoped to the rental side: answers application questions, pet policies, deposit amounts, parking, utilities, lease terms. Captures qualified applications and routes them to your leasing team via webhook. For maintenance, it triages by urgency · emergencies (no heat, water leak, locked out) route to your on-call line; routine repairs land in your ops ticket queue.
Will it answer in Spanish and other languages?
Yes. The agent runs on GPT-4o-mini (gpt-4o on Enterprise) and handles dozens of languages natively. It detects the visitor's language from their first message and replies in it · Spanish, Mandarin, Vietnamese, Tagalog, Russian, and many more. This is high-impact: international and first-generation buyers often bounce when sites only respond in English.
How does it handle open-house follow-up?
Configurable. You can configure the agent to send personalized SMS or email follow-ups to open-house registrants within minutes of the event, asking if they'd like a private showing or more info on similar properties. Captured responses route back to the listing agent in your CRM with the original open-house context attached.
What happens with tire-kicker or non-serious inquiries?
The agent qualifies them politely. If a visitor has no timeline, no budget, and won't share contact info, it provides the basic listing info they asked for and lets them go. Your agents only get notified about leads that meet your qualification thresholds (which you configure). No more spending Saturday morning chasing a buyer who's six months out from looking.
Is the visitor's information confidential?
Yes. Conversations are encrypted in transit (TLS) and at rest. PII (Social Security numbers, full financial details) is detected and redacted before any text reaches the LLM. Lead data is only accessible to authenticated brokerage members. Aivastark never trains shared foundation models on your conversations. On Enterprise, data can be auto-purged after 30 days.
How does it compare to Lofty (formerly Chime), Sierra Interactive, or Structurely?
Those are great real estate-specific platforms with their own AI features. Aivastark differs in three ways: it's a standalone AI agent that drops onto any brokerage website (no platform migration required), it's positioned as Fair Housing-aware by design with explicit protected-class blocks, and it prices flat monthly with no per-lead or per-conversation surcharge.
